Banc stands tall along Coronation Drive in the heart of the Brisbane’s inner-city suburb, Toowong.

Trenert’s recently delivered Banc River Luxury is now a confirmed finalist for Medium Rise Development at this year’s Development Excellence Awards.

This luxury development has been highly sought-after from buyers and investors across the East coast. Delivery of this development was proudly managed by Trenert, working closely with developers Ideal Property and its director John Li from inception through to final settlements.

Banc River Luxury is a unique in Brisbane as a boutique-style residential building containing only 34 two and three-bedroom residences across 15 levels.

This mid-rise development offers of a variety of home styles including River Homes, Garden Homes, Sky Homes, and two stunning penthouses – Sky Mansions. The sale price for River Homes started from $1.39 million.

Bancs location along busy Coronation Drive posed significant challenges. However, Trenert’s seamless integration of professional property services, expert advice and assistance was provided to Ideal Property at all stages of the property development process to ensure the successful completion of the development.

Construction of Banc commenced October 2017 and was finalised in November 2018 with Trenert’s own Dan Mckillop operating as the Development Manager of the project.

Dan Mckillop and the Trenert consultancy team worked to create an optimal concept design in collaboration with Ideal Property, submitted development applications, worked with construction contractors to ensure the build was to the exceptionally high standard required and advised on and resolved town planning issues that arose during construction.

Throughout this process maintaining communication was key. Trenert worked to communicate with Banc’s off-the-plan buyers (both on a one-on-one basis and by coordinating a developer newsletter) to ensure pre-sale buyers remained satisfied and followed through with purchase at settlement.

Trenert also continued general sales and marketing efforts throughout construction to keep the property development visible and in the mind of the target buyer market and liaised with local real estate agents to ensure optimal sale prices as completion neared.

Trenert went above and beyond organising regular high-end events to engage potential buyers, collaborated with relevant local businesses to build relationships for Banc and also managed the developmenta  1:1 scale display suite.

The Banc display suite, offered potential off-the-plan buyers to experience the true look and feel of a finished Banc apartment and played a key role in enticing off-the-plan buyers.

The kitchen, butler’s pantry, living, powder room and master ensuite  in the Banc display suite were all built at a 1:1 scale , and included  installation of Gaggenau appliances and finished in the “River Shade” colour scheme featuring travertine tile, granite splashback and timber veneer joinery. This established credibility with purchasers as they could easily correlate the marketing messaging with the finishes product.

During the construction phased, Trenert utilised its relationships with local businesses and collaborated on events for potential buyers to ignite interest in the development and help foster good relations with buyers.

From regular Friday night cocktail soirees to lavish collaborations with Brisbane BMW, Indooropilly Golf Club and the Regatta to name a few, Trenert ensured that every Banc event was not only engaging but also delivered a message of difference amongst the competitive property market.

Some of the creative concepts included a Gaggenau event where potential buyers were introduced to the high-end appliances used within each Banc apartment.

Additionally, to cement the relationship established with buyers Trenert, on behalf of Ideal,  organised for the suite of purchaser gifts including Banc cupcakes and a wine wish-list which residents could utilise when stocking their own wine fridge.  Buyers were also each presented with a $100 dinner gift voucher to the Regatta hotel so they could experience their new local and gorgeous Missoni towels to welcome them to their new home.

Every communication from Trenert was calculated to include local businesses surrounding Banc as each residence was not only a luxury apartment but also a gateway to a luxury lifestyle in one of Brisbane’s most popular inner-city suburbs, Toowong.

The service of the Trenert consultancy team saw Banc completed on schedule with buyers moving into their residences before Christmas 2018.

As a testament, Banc is also now a confirmed finalist for Medium Rise Development at this year’s Development Excellence Awards as judged by the The Urban Taskforce.
